What does an EPC entail?

An Assessor will visit the property and undertake a thorough survey using measurements and photographs. Lighting, heating and insulation will be recorded and this will be combined with factors such as age of building, type of construction and size of perimeter. Calculations will be made and your property will be given a rating A to G (A being exemplary and G being extremely poor). The Certificate will be sent electronically and a copy of the rating will be lodged on the Government non-domestic website Landmark. It is always helpful to supply additional information to Assessors and a pre-survey questionnaire will be submitted prior to site visit.

What type of buildings require a Commercial EPC?

Virtually every type of commercial building requires an EPC when it is advertised for letting or sale. From January 1st 2009 the remaining exemptions came under the jurisdiction of an EPC. The only properties exempt from a commercial EPC are agricultural barns, places of worship such as Churches and Temples and properties devoid of any conditioning (electricity or heating).

How quickly can I obtain my EPC?

EPC World aims to make a site visit within 72 hours of instruction and a Certificate should be produced within 48 hours of the inspection. All EPC’s will be forwarded in a PDF format however a printed copy can be requested. The EPC Certificate will make a series of recommendations on how to improve the rating of the property. However, these are suggestions only, there is no obligation to undertake the improvements.

What should I do if my EPC score is poor?

At present there are no punitive measures for a property which has a low energy rating however please feel free to contact EPC World and we will be happy to advise on what measures would improve the rating.

Who undertakes a Commercial EPC?

Only a qualified Commercial Energy Assessor can perform an EPC Survey. All of our Assessors are professional and fully criminal record checked. They have undergone rigorous training and will be courteous and professional throughout their visit. The time spent on-site will vary depending upon size and complexity of the building but our Assessors will be as unobtrusive as possible. It would be helpful if any site plans and heating logs are made available to the Assessor prior to or during the survey.
